We believe renting should feel straightforward. Under UK law, most tenant fees are now prohibited, and only specific charges are permitted. We follow the rules closely, ensuring everything is fair, transparent, and clearly explained from the outset.

There are no hidden costs, no unexpected extras and no confusion. Just clear information, upfront – so you can move forward with confidence.

Permitted tenant charges

Under current UK legislation, tenants may only be charged the following:

  • Holding deposit - A refundable holding deposit, capped at one week’s rent, to reserve a property while referencing is completed.
  • Rent - Rent is payable in advance, then at regular agreed intervals as outlined in your tenancy agreement.
  • Security deposit - A refundable tenancy deposit, capped at five weeks’ rent, is held securely within an approved deposit protection scheme.
  • Utilities and council tax - Tenants are responsible for utility bills, council tax, TV licence and communications services, unless stated otherwise.
  • Lost keys and security devices - Reasonable costs for replacing lost keys or security devices, supported by evidence of the actual cost incurred.
  • Early termination - If a tenant requests to end a tenancy early, reasonable costs may apply, limited to the landlord’s loss.
